Construction
of Sun City West
was completed in 1997. It has passed through the early days of
construction dust and noise, and has matured into a lush oasis in the
Arizona desert. Its four recreational complexes, nine golf courses,
convenient local businesses, churches and nationally ranked hospital are all
in place -- not promises of things to come.
Most importantly,
Sun City West
has gone through the transition from developer-owned to community-owned.
With the end of developer subsidies, residents know the true costs of
operating and maintaining the recreational facilities. A governing
board, elected by residents, oversees the community’s $160-million
investment in these amenities. Adequate reserves have been set aside
to fund major maintenance, repairs and
remodeling sparing residents the surprise of special assessments.
These extensive facilities are available at a
surprisingly low cost ... less than $220 per resident, per year.
Only golf and bowling cost extra. Golf fees average $18.00 per 18 holes for
the twice-a-week-golfer, and residents may choose from any of seven courses
reserved for them and their guests. And property taxes are as low as 0.55%.

You’ll find it a friendly community, filled with people from every state in
the nation, as well as
Canada and other countries. Most visited
other developments but found that Sun City West offered variety and value
found nowhere else.
The
Recreation Centers offer seven golf courses to residents and their guests.
These include four regulation-length courses and three executive-length (Par
60) courses.
Reservation requests
are processed by a Computer Reservation System that assigns available tee
times on an equitable basis. Golf carts are available for rental but many
golfers have their own carts, which double as a means of transportation in
the community.
Golf fees are among
the lowest in Arizona. Single-round golf fees are preferred by the
occasional golfer and range from $15 in the summer to $28 in the winter
months (October – April).
Frequent golfers can purchase an annual Greens
Pass. A person golfing 100 rounds a year using the annual Greens Passes will
have an average cost of just $19.00 per 18-hole round.
Two additional
regulation-length golf courses are available within the community:
* BRIARWOOD is a private country club with dining facilities, a swimming
pool, and tennis courts in addition to a excellent golf course. Both social
and golf memberships are available.
* HILLCREST is owned by the world-renowned John Jacobs Golf Schools. The
course has hosted Senior PGA and LPGA tour events and is open to the public.
Single
Family Dwellings
– These
comprise the majority of our homes and
are from 920-Sq.ft. to more than 3,500-sq.ft. Choose from homes on large
lots, small lots, golf course lots or homes in neighborhood associations
that take care of landscaping and other services for a monthly fee. Prices
range from $110,000 to more than $500,000 depending on age, size and
location. The balance of our homes are in several styles located within
Homeowners’ Associations (HOA) which look after common grounds and other
services for a monthly fee.
Duplexes
– Side-by-side units, each individually owned and from 1,200 to more than
2,000-sq.ft. Prices range from$110,000 to $200,000.
Casitas
– Freestanding homes with attached back yard walls
from 1,000 to 1,450-sq. ft. and priced from $110,000 to $150,000.
Garden Apartments
– Several units attached in
